Warwick Business Park Sees New Investment After Years of Vacancy
A long-underused commercial park near T.F. Green is drawing new tenants as logistics and light-manufacturing demand grows.
A commercial park near T.F. Green Airport that sat largely vacant for much of the past decade is drawing new tenants, driven by growing demand for logistics and light-manufacturing space close to air, highway and rail connections. Property owners say inquiries have picked up noticeably over the past year.
City officials in Warwick describe the shift as part of a broader pattern of businesses seeking proximity to transportation infrastructure rather than city centers, a trend that has favored commercial parks near the airport corridor over traditional downtown office space.
Filling the Gap
Several new tenants are logistics and distribution operations, though local officials say they are also fielding interest from smaller manufacturing firms looking to relocate from more expensive space in Providence.
Warwick's economic development office says it is prioritizing infrastructure upgrades around the park, including road improvements, to support continued occupancy growth.
